The economic repair of non-traditional built housing is of significant importance to RCT Homes Limited due to the large numbers of these homes within their housing portfolio.
Michael Dyson Associates are delighted to be appointed by RCT Homes as Structural Engineers to deliver the best most cost effective solutions to these properties.
The RCT Homes portfolio includes a large number of different non-traditional properties types and following a ‘traffic light’ options report, produced by Michael Dyson Associates, RCT Homes have decided to tackle the problems of their Cornish, Woolaway, BISF, Arcal and Crosswall properties first.
Survey, Design and Repair will be carried out in line with the requirements of the Non Traditional Homes Appraisal Scheme (NTHAS). Repairs will provide RCT Homes with a guaranteed future life of at least 30 years for the properties.
In a proactive and creative manner the repaired and improved properties will be managed through a partnership arrangement between Michel Dyson Associates and RCT Homes Asset Management team to ensure that the completed works harmonise with the other traditionally constructed properties in the locality and align to the requirements of the Welsh Housing Quality Standards; elevational treatments will change the aesthetics which mark the houses out as being “non-traditional”.
The project is a landmark scheme for RCT Homes who lead the way for other Councils and Housing Associations in Wales, as such the scheme is the subject of discussion with the Welsh Assembly Government.
