Michael Dyson Associates Limited has formed a partnership with BRE and have been appointed by RENEW to evaluate options and associated costs in relation to the refurbishment of Hawksley Schindler properties to create a vibrant market against the background of reinstated mortgageability.
RENEW North Staffordshire is a Housing Market Renewal Pathfinder covering Stoke on Trent and the surrounding towns.
RENEW’s vision is that by 2019 the North Staffordshire area will be a thriving and diverse conurbation
Within the Pathfinder area there are about 600 properties which are of the Hawksley Schindler construction. Hawksley Schindler properties are a PRC frame construction with a brick cladding to provide the elevational facades. The properties are designated “defective” by The Housing Act 1985 as a result of their dependence upon PRC components of uncertain quality.
The Hawksley Schindler properties are in various ownerships which embrace both the public and private sector. As a result of their defective status, minimal investment has been carried out in the last 25 years. The properties are in various states of disrepair which detracts from the street scene and compromises the objective of achieving a vibrant neighbourhood with a long term future.
RENEW wish to arrest the accelerating decline of the locations by removing the mortgage blight associated with the defective classification and re-establishing a property exchange market which will create a mixed tenure profile with a long term pride in the location.
Michael Dyson Associates Limited has formed a partnership with BRE and have been appointed by RENEW to evaluate all the options and their associated costs to create a vibrant market against the background of reinstated mortgageability.
By joining forces with BRE, we are able to provide RENEW with the expertise of Michael Dyson Associates in the removal of mortgage blight and the resources of BRE, who are at the forefront of innovation and sustainability in the built environment.
The partnership will initially be working on one of a pair of properties which have been purchased by RENEW for the purposes of the appraisal.
Thereafter the options will be discussed and demonstrated to the many community groups who are excited at the prospect of halting many years of neglect and decline in their neighbourhoods.
